Albania’s Special Prosecution Against Corruption and Organized Crime has frozen developer assets linked to Jared Kushner’s proposed luxury resort project. Protesters who have filled the streets of Tirana are celebrating the move as a triumph.

Kushner’s firm, Affinity Partners, sought to build a massive resort across Sazan Island and the protected Zvërnec coastal wetland. The project promised up to $4 billion in investment. Prime Minister Edi Rama aggressively defended the development as vital for the Albanian economy. Yet, beneath the polished pitches for luxury tourism, the project is entangled in chaos.

Albanian prosecutors are currently probing local developers tied to the land deals for alleged fraudulent property titles and organized schemes involving land acquisition. Local villagers claim their ancestral land was wrongfully fenced off without consultation or compensation, revealing the messy reality of post-communist property rights.

This is where the power shift gets interesting. For months, the Albanian government pushed the deal forward. Now, they are suddenly hitting the brakes.
